ROOFING: Double skin roof consisting of an RCC slab, a waterproofing layer and Clay tiles. The air gap between the RCC roof and the clay ties does provide good thermal insulation. Pinnacle roofs above water tanks to be of RCC and waterproofing paint.

FLOORING: Flooring to all non-wet areas to be of Vitrified tiles. Balconies and terraces shall be finished with non-slip ceramic tiles.

TOILETS: The toilet flooring shall be of non-skid ceramic tiles and the walls will have contemporary tiling systems. Concealed plumbing with premium quality tap fittings (Jaguar / Equivalent brand) shall be provided along with Premium quality sanitary ware (Hindware / Equivalent brand).


KITCHEN: Kitchen shall be provided with a Granite Platform with a double bowl SS sink.

DOORS: All rooms shall have high quality, pre-moulded doors of modern design and shall have mortise locks. Fittings such as handles, tower bolts and hinges will be of stainless steel or composites

WINDOWS: Sleek UPVC window system (Fenesta / Equivalent brand) shall be provided

ELECTRICALS: The villa shall have 3 phase power supply. Concealed conduits shall be provided having multi-strand, fire resistant, double insulated wiring from Anchor Phenolex/ Equivalent brand. Adequate number of light points, fan points, power points, switches and sockets of premium quality (Signature/ Equivalent brand) shall be provided in each room. Wiring for installing an inverter system for uninterrupted power supply shall be provided. Provisions for air-conditioners and televisions shall be made in each room.

 

BALCONY & TERRACE RAILINGS: Will be provided with Painted G.I. Railings.

STAIRCASE: Railings to be of Teak wood.

WATER SUPPLY: There will be one underground water tank, which will supply all the overhead tanks. Each Villa will have its own overhead water tank.

CAR PORCH & PATHWAY: The paving shall be with durable interlocking concrete paver blocks.

COMPOUND WALL: Shall be designed in keeping with the aesthetics of the entire complex and shall have decorative features and an elegant gate.


STRUCTURE

FRAME: The villa shall be constructed of R.C.C. frame structure comprising of footings, columns, beams and slabs of M20 grade concrete.

EXTERNAL WALLS:The external walls shall be of  23 cm thick Laterite stone, which is a very Eco-friendly material, with low embodied energy. External wall surfaces will be finished with 2 coats of plaster and a weather shield paint.    

 

INTERNAL WALLS: The internal walls shall be of  Flyash bricks which is again a very Eco-friendly material.  Internal wall surfaces will be finished with one coat of plaster and acrylic emulsion paint.
